Privacy Policy

This Privacy Policy explains how Caryl Berenato, a Licensed Associate Real Estate Broker at Compass ("we," "us," or "our"), collects, uses, and shares information when you visit carylberenato.com (the "Site") or contact us through it. Real estate brokerage services are provided through Compass, and Compass's own privacy practices may also apply to information you share in the course of a transaction.

1. Information We Collect

Information you provide

When you use our contact form or email us, we collect the information you choose to share — typically your name, email address, phone number, and the details of your inquiry.

Information collected automatically

When you visit the Site, certain information is collected automatically through cookies and similar technologies, including your IP address, device and browser type, the pages you view, the links you click, referring web addresses, and approximate location.

Visitor-identification ("identity resolution") data

The Site uses third-party visitor-identification and audience technology provided by Audience Lab ("idpixel"). This technology may collect device, browser, and behavioral information and may match or resolve that information to identify individual visitors and associate them with contact or profile data for advertising and marketing purposes. Under certain U.S. state privacy laws, this activity may be considered a "sale" or "sharing" of personal information (see Section 5).

2. Cookies and Tracking Technologies

We and our service providers use cookies, pixels, tags, and similar technologies to operate the Site, understand how it is used, and support our marketing. You can control cookies through your browser settings; disabling them may affect how parts of the Site function. We honor recognized opt-out preference signals, including Global Privacy Control (GPC), where required by law.

3. Third-Party Services We Use

We use the following third-party services, each of which processes information under its own privacy policy:

• Google Analytics (GA4) — website analytics. See Google's Privacy Policy. You can opt out using the Google Analytics Opt-out Browser Add-on.
• Audience Lab (idpixel) — visitor identification and audience/marketing technology (see Section 1). See Audience Lab's Privacy Policy.
• Compass — our real estate brokerage, through which brokerage services and certain communications are provided. See Compass's Privacy Policy.
• Vercel — website hosting and delivery. See Vercel's Privacy Notice.

4. How We Use Your Information

• To respond to your inquiries and provide real estate services you request;
• To send you information, listings, and updates you have asked for;
• For advertising, remarketing, and audience measurement;
• To operate, analyze, secure, and improve the Site;
• To comply with legal and regulatory obligations.

5. "Sale" or "Sharing" of Personal Information

Some of the advertising and audience technologies we use — including the Audience Lab (idpixel) visitor-identification pixel and certain analytics/advertising cookies — may involve the disclosure of personal information to third parties in ways that qualify as a "sale" or "sharing" of personal information under the California Consumer Privacy Act, as amended by the California Privacy Rights Act (CCPA/CPRA), and under similar laws in other U.S. states.

You have the right to opt out. To do so, email caryl.berenato@compass.com with the subject "Do Not Sell or Share My Personal Information," or enable a Global Privacy Control (GPC) signal in your browser, which we will treat as a valid opt-out request where required by law.

6. Your Privacy Choices and Rights

• Cookies and signals: manage cookies in your browser, and use Global Privacy Control (GPC) or Do Not Track signals.
• Analytics opt-out: use the Google Analytics opt-out add-on linked above.
• Opt out of sale/sharing: see Section 5.
• State privacy rights: depending on your state of residence, you may have the right to access, correct, delete, or obtain a copy of your personal information, and to opt out of its sale/sharing or use for targeted advertising. To exercise a right, contact us using the details in Section 11. We will not discriminate against you for exercising your rights.

7. Data Retention

We keep personal information only as long as needed for the purposes described in this Policy, to maintain our client relationships, and to meet legal, tax, and regulatory requirements, after which it is deleted or de-identified.

8. Data Security

We use reasonable administrative and technical measures to protect the information we collect. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

9. Children's Privacy

The Site is intended for adults and is not directed to children. We do not knowingly collect personal information from children. If you believe a child has provided us information, please contact us and we will delete it.

10. Changes to This Policy

We may update this Policy from time to time. When we do, we will revise the "Effective date" above. Material changes will be reflected on this page.
